M&W is acting as the Home Innovation Green Verifier certifying the project in compliance with the National Green Building Standard. This ICC700-2008 standard recognizes sustainable design in residential construction. It is a comprehensive program covering everything from Site design thru operation and turnover to buyers/renters. The project includes 451 market rate apartments in a 50 story tower. The building incorporates a modern curtain wall design with a variety of materials and other design choices contributing to the projects anticipated “Silver” certification upon completion in 2015.

 

70 Columbus

The first of two towers proposed for 70 and 90 Columbus streets in Jersey City.  Designed by Gwathmey Siegel Kaufman Architects, Minno & Wasko is acting as the Pay for Performance (P4P) Partner, as part of the New Jersey New Construction program, which takes a comprehensive, whole building approach to saving energy. This project includes 512 market rate apartments in a 48 story tower. Our role is to develop an Energy Reduction Plan identifying energy saving measures for the building to perform 15% better than a code compliant building.  M&W is also acting as the Home Innovation Green Verifier certifying the project in compliance with the National Green Building Standard. Journal Squared

Designed by HWKN and Handel Architects, Minno & Wasko is acting as the Pay for Performance (P4P) Partner and the Home Innovation Green Verifier for the 2012 National Green Building Standard, as part of the New Jersey New Construction program, which takes a comprehensive, whole building approach to saving energy.  This project includes 540 market rate apartments in a 56 story tower.  Our role is to develop an Energy Reduction Plan identifying energy saving measures for the building to perform 15% better than a code compliant building. The program offers (3) financial incentives supported offering compensation to offset improvements made in the building to save energy. This process starts in the design phase by making recommendations of decisions and material selections through construction of the apartment building. The project was completed in March of 2017.

18 Park

18 Park is a new 420-unit rental property in the heart of Liberty Harbor in Jersey City, New Jersey.  The project is a collaboration between design architects, HWKN, located in New York City, and Minno & Wasko.  HWKN provided initial design renderings for the project and Minno & Wasko architectural and interiors departments transformed the illustrated vision into reality by completing construction documents, code and material analysis, specifications, and construction administration.

The design represents a contemporary outlook on minimalist design.  The contemporary lobby space updates the white box concept with custom wood panels, fabric wrapped panels and even a double-sided aquarium for added whimsy.  The fitness center blurs the line between the exterior and interior by large windows overlooking the project’s green roof and terrace.  Full-height window “shutters” and green resilient flooring further add to this indoor/outdoor concept.

As a tenant at 18 Park, the project includes the new club for the Boys and Girls Club of Hudson County designed by Minno & Wasko.  This new facility contains a state-of-the art gymnasium, 2-levels of classrooms and a teen recreation facility to serve the young residents of Jersey City.

Element Harrison Hotel

The Town of Harrison has been seeing many changes in recent years. The transformation away from an industrial town to a more traditional urban city can be seen all over town. Harrison is getting a dramatic new train station near the recently completed Red Bulls soccer arena and hotel rooms will continue to grow in demand. The Element Hotel, part of the Starwood family of hotels, will serve this function and is conveniently located with 100 yards of the train station. The project includes 7 stories of extended stay hotel rooms which wrap an existing 5 level parking deck. A playful exterior creates an artistic design to represent the brand.

Warren @ York

Warren at York is an 11-story rental property in Jersey City.  MW Interiors provided full interior design services, concept design through construction documentation, for all common areas and units.  Furniture and accessories services were provided for the main lobby, amenity room, and outdoor lounge.

The design concept is Urban Rustic Chic.  Reclaimed brick and wood planks from the previous buildings on site are used as feature elements in the main lobby, amenity room and corridor elevator lobbies.  Rustic furnishings combined with chic accessories complete the aesthetic.  Yellow was used throughout the furniture and accessories to tie the design back to the building’s marketing scheme.  The 3rd story outdoor terrace design creates a secret garden for tenants.

MW Interiors also developed the typical unit interior finishes including mosaic glass tile at the kitchen backsplash and engineered wood flooring.

Twenty50 is a 9-story rental building in Fort Lee, New Jersey.  MW Interiors provided full interior design services, concept design through construction documentation, for all common areas and units.  Furniture and accessory services were provided for the main lobby, leasing office, library, internet café, game room, and pool deck.

Feng Shui principles guided the design.  A mix of natural and organic materials offset with contemporary styling complete the aesthetic.  Features in the lobby include two handcrafted walnut slab coffee tables by a local artisan and a series of dramatic light fixtures.  A fireplace and custom water feature are additional highlights in the space.

Upon completion, a blessing certificate from a certified Feng Shui consultant was awarded.

Parkway Lofts has transformed a former Westinghouse Electric factory into an apartment building with loft units.  MW Interiors provided full interior design services, concept design through construction documentation, for all common areas and units.

The design blends contemporary and industrial elements into a cohesive concept statement.  The 2-story main lobby features the refinished hemlock wood flooring sleeper planks repurposed from the existing building.  The custom-reception desk incorporates a steel panel to emphasize the industrial history of the building.

The long corridors are articulated with accent paints and wallcoverings.   The open ceiling grid system exposes the 16-foot concrete ceilings and ductwork above.  The existing concrete columns are highlighted as unique corridor elements.

Interior fit-out of the Morristown Parking Authority’s office headquarters and interior design of 14 Maple Avenue Office Building’s core infrastructure, which achieved LEED Gold Certification.

  • Sustainable materials include recycled porcelain floor tile, FSC-Certified wood veneers, low VOC paints, and re-purposed antique light fixtures and bronze fans.
  • A green design strategy includes the combination interior light shelves with light colored paints and glass partitions to reflect daylight and reduce the requirement for artificial lighting.

An integral part in the design of a green building is educating its occupants on the sustainable strategies employed. Custom designed educational signage and literature include the following:

  • Large scale graphic images and sign boards in the attached parking garage.
  • Posters and framed diagrams at the ground floor lobby.
  • “Green Guidelines” distributed to all building tenants to demonstrate the building programs including recycling, green cleaning products, bicyclist amenities, and energy saving strategies.

Interior fit-out for a gift shop and employee training lounge in the 14 Maple Avenue Office Building, which achieved LEED Gold Certification. The non-profit organization utilizes the space to train guide dogs for the sight impaired and the storefront acts as a public face in the Town of Morristown.

  • Custom-designed retail display components and graphic image branding in the Gift Shop.
  • Custom carpet tile pattern in Lounge to create a “living room” feel for dog trainers and student dogs.
  • Transitionally styled furnishings suitable for an environment with multiple dogs.

21 Euclid Avenue Office Building

Clean lines and architectural simplicity describe the exterior design for this 2 story office building located in the Borough of Haddonfield. The in-town location, efficient mechanical systems, and louvered sun control systems, all helped to achieve a Silver LEED rating for this environmentally responsive design.

The interior office suites surround the primary focal point of the building, a centrally located front entrance lobby. This 2-story volume is generously illuminated by windows and overhead skylights, and has a full-height brick accent wall as a stimulating back-drop to the crystalline geometry of the main stair. Primary spaces within each office suite are strategically placed to best utilize bay windows, volume spaces, and interior views afforded by the building architecture.

The Barn is the newest addition to a high end boutique office complex. The site is located in the heart of Peapack-Gladstone Borough, adjacent to the NJ Transit Peapack Train Station. The project objective is to create a quality environment; encompassing the building’s interior and exterior, including the surrounding landscape.

  • This 5,400 sq. ft. 3-story office building is carefully placed and designed to blend in as part of the surrounding context.
  • Authentic building materials, includes local stone, copper roof and gutters, recycled brick pavers and reused European style cast iron railings.

The project includes approximately 28,000 sq. ft. of office space and a 750± space parking garage. The project was designed under the USGBC LEED Version 2.1 Guidelines and achieved LEED Gold Certification:

  • 11 Credits under Sustainable Sites including Site Selection, Development Density, Alternative Transportation, Reduced Site Disturbance, Stormwater management and Heat Island Effect. One of the contributing factors in this category is the Green Roof.
  • 4 Credits in Water Efficiency thru the use of rooftop plant materials that require no irrigation and a water use reduction plan greater than 30%.
  • 13 Credits under Energy and Atmosphere including a high performance building envelope, Geothermal wells, Rooftop Photovoltaic providing almost 25% of building peak demand with remaining power purchased from renewable resources.
  • 6 Credits under Materials and Resources starting with Construction Waste Management diverting almost 99% from landfills, recycled and regional materials and certified wood.

A joint venture between (2) strong developers revitalized the site for another Ironstate URBY project. URBY is a new concept in apartment design and city living. Minno & Wasko collaborated with architecture design firm “Concrete” from Amsterdam , Netherlands; this combination of talent synergized the architecture for this large urban infill development.

The Cottages at Vernon Manor – The Vernon Manor Barn

Located on a sloping hillside in Gladstone, The Cottages at Vernon Manor consists of six buildings designed and master planned to appear historic in nature. Anchored by an existing 19th century barn, the new residential structures have an eclectic design language of homes from a similar era.  The Vernon Manor Barn is an adaptive reuse of a 9,000 square-foot 1906 barn into a high-end office and mercantile space.  Modern comfort and conveniences were added while the original interior exposed wood was restored to better-than-new condition.  The exterior wall and roof finishes were replaced and insulated for improved thermal performance, while all original stone masonry was restored and repointed.   Site circulation was also modified to assist in the change from private to public use.  Landscaping elements will include faux-ruins of foundations for buildings which were once part of the story of the site. This project combines the strengths of 2 notable firms; Hiland Hall Turner & Associates and Minno & Wasko Architects and Planners.

Harrison Commons is the first building in a multi-phase revitalization of the once industrialized city of Harrison, which resides along the Passaic River.  Located adjacent to an existing PATH station, Harrison Commons is a pioneer in providing a new town center mix of retail and residential living opportunities in a gateway commuter location.  The building’s aesthetic provides a nod to the brick skeletons of its industrial past yet showcases contemporary architecture.  The apartments address a modern lifestyle trend with open floor plans that provide a loft-like experience. The building achieved an Energy Star rating through the use of energy efficient appliances, light fixtures, low flow fixtures among other sustainable features.

The building is designed to provide a high quality of living in a smaller footprint. Instead of a typical underutilized residential lobby, there is a coffee shop to welcome residents and guests. There is also a communal kitchen with flex space for cooking classes and other social events. The residential units have built-in shelves and desks in the living spaces and a higher level of finish provide more livability than typically found in smaller unit designs.

Finish, Lighting, and Furniture specifications illustrate a contemporary viewpoint yet present the old-fashioned concept of a warm, rustic lodge.
