The project is a 14 story Marriott Residence Inn designed with a boutique hotel style. The dramatic site location requires construction of the building over the existing NJ PATH station providing convenient access to NYC and other regional locations. The building is part of a larger redevelopment plan:

  • 152 Rooms consisting of Studios, 1 Bedroom and Double Queens
  • Fitness Center, (2) meeting rooms, breakfast lounge and other amenities
  • Beautifully landscaped rooftop garden
  • LEED Certified

Bayfront

Jersey City, New Jersey

BRP Development

Bayfront is slated to become one of Jersey City’s newest waterfront communities.  The project will create a new pedestrian friendly urban neighborhood from what were industrial, commercial and municipal sites.  Bayfront is located on the east side of Jersey City in the Bayside Development Zone and is ideally situated to take advantage of views to the Hackensack River and Newark Bay.  The 100-acre development will have 23 acres of open green space; about 4-5 times the amount normally found in a typical Jersey City urban tract of the same size. 

The Bayfront Redevelopment Plan adopts basic components of urban Smart Growth with access to mass transit, green spaces and paths for pedestrians and cyclists. The Hudson-Bergen Light Rail currently has a stop just a few blocks from the Bayfront site.  There are future plans to connect with the project and provide direct access to Manhattan through the PATH system.

18 Park

The Liberty Harbor North Redevelopment Area was first created in 1973. Fast forward to 2014 and the area has seen new development, renovations, and adaptive re-use on an unprecedented scale.

18 Park is an outgrowth of this re-development and now contributes to the vitality of this urban area. The 11 story building form is made up of a C-shaped 8-story residential tower over a 3 story base. The 3 story base actually created a new city block and activates the new streetscape with retail spaces, townhouses, and a fitness club that serves the teen population of Jersey City and surrounding regions. Hidden from street view at the core of the “base” is a 3-story, 230 space parking garage. The 7-story residential levels above the parking deck embrace a central courtyard that is attractively landscaped for the outdoor enjoyment of all residents. The building form and 37,000 sf upper courtyard are oriented to capture the views of Liberty Harbor and the Hudson River to the south.

The project includes approximately 2,500 sq. ft. of retail space at grade, 169 structured parking spaces and 93 luxury rental apartments. The project received a Gold certification under the LEED Version 2.2 Guidelines for New Construction.  At the time of its certification it was the largest LEED Gold residential project in the State of New Jersey:

  • 10 Credits under Sustainable Sites including several for Brownfield Redevelopment, Heat Island Effect, Alternative Transportation, Site Selection, Density and Community Connectivity.
  • 4 Credits under Energy and Atmosphere including at least 14% more efficient than similar buildings.
  • 9 Credits for Indoor Environmental Air Quality through the use of Low-emitting materials, construction IAQ plans thermal comfort, controllability of systems and plenty of daylight and views to users of the project.
